THE DECLARATION :    The Declaration (or Master Deed) contains the Conditions, Covenants and Restrictions that regulate resident behavior. They bind all the owners to the association, establish association responsibilities, and define owner rights and obligations. These include a section referred to as Rules and Regulations.

ARTICLES OF INCORPORATION:   Articles of Incorporation initially create the corporation under state law and define the association basic purposes and powers. They specify such things as the number of directors, terms of office, and other specifics about how the board functions. 

BYLAWS:   Bylaws contain provisions concerning actual association operations, such as meetings, procedures for electing the board members and officers, and general duties of the board. Sometimes the bylaws cover the same topics as the declaration.

COMMUNITY STANDARDS:    This document supports, clarifies, and amplifies the Master Covenants and other governing documents that bind each property owner. This is a living, growing document that helps the community keep pace with a changing environment and allows the community to adopt new standards that serve the community and the basic Association mission. Proposed changes to the Standards are noticed to the community, and discussed and adopted at Board meetings.  The changes for 2008 are accessible at this link. Once changes are adopted, the community is officially noticed via mailing of amendment pages. The new mailbox policies as of June 2008 are accessible at this link.

PAINT PALETTEWhen the next version of the Community Standards document is finalized, this Paint Palette will be included within it. For now, you can see the palette as a separate document here. And don't forget that before you paint your house, even though you're using approved paint colors, you still are required to fill out an Alteration Application (click on the link below for that).

RIGHTS AND RESPONSIBILITIES:   A national organization has created a statement of the rights and responsibilites of homeowners and leaders in community organizations such as ours. The VillaRosa Master Association Board of Directors has adopted this document for our community. It goes beyond the specific rules and regulations that govern our community, and deals more with the underlying principles of good governance and good citizenship that will help to ensure that VillaRosa continues to be a desirable place to live.
